The following are a couple of factors to keep in mind when listing your property for sale:

1. Curb Appeal

Keeping your landscape pristine, and adding creative touches to your yard, such as colorful annuals, will create an immediate impact on passers-by and potential buyers. It’s important to make people feel warm, welcome and safe as they approach the house.

2. Property Repairs

Simple upgrades such as window repairs, polishing the doorknobs, and a fresh coat of paint in the most frequently used rooms will instantly brighten up the property.

3. Cleanliness and Staging

Keep your property uncluttered, sweet-smelling and well-lit from top-to-bottom. Pay attention to details: put away the kitty litter, place a vase of fresh flowers near the entryway, pop a batch of cinnamon rolls in the oven, have your carpets cleaned.

List Your Home

I will prepare a listing and post the details publically to attract buyers. I will have a professional photographer come to the home to take photos. Your house needs to be "show-ready" at all times, you never know when your buyer is going to schedule an appointment. It's important that the home is in tip-top shape.

Negotiating the Right Way

You have three options when you receive an offer for your home:

Accept
Decline
Counter offer

If you want to negotiate with the buyer, you do so by sending them a counter offer.

Inspections and Appraisals

Most buyers will have the property inspected by a licensed property inspector within the time frame that was agreed upon in the effective contract to purchase. Some buyers will have several different inspectors inspect the property if they wish to obtain professional opinions from inspectors who specialize in a specific area.

Your property will be used as collateral for the buyer’s loan. So their lender will want to make sure that your home is worth the price the buyer is paying.The buyer’s loan officer will start the appraisal process by ordering the appraisal (buyer pays for it).

Closing

The Buyers final walkthrough

One of the first steps of the closing process is having the buyer conduct a final walkthrough of the property. The purpose is for the buyer to acknowledge that the property is in the same condition as when they first saw it. They’ll do this with their real estate agent several days before the closing date.

On the scheduled date, at the title company, you’ll sign the closing documents with a notary and will need to bring the following with you:

  1. Legal photo ID.

  2. Account and routing numbers of where you want your funds wired to.

  3. Please bring all copies of keys, garage openers, and warranty documents.
